The Home Loan Process

Know Your Mortgage Payment

Understanding your monthly mortgage payment is one of the first steps in planning to purchase a home. A mortgage payment typically includes principal, interest, property taxes, homeowners insurance, and, in some cases, private mortgage insurance (PMI). The calculator below provides an estimate to help you begin planning your budget.

While online calculators are helpful planning tools, every buyer's financial situation is unique. Bonnie works closely with experienced local mortgage professionals who can help you understand your financing options, compare loan programs, and determine a comfortable monthly payment based on your individual goals.

Knowing your budget before beginning your home search helps you shop with confidence and prepares you to make a strong offer when you find the right home.

Demystifying Home Loans

Buying a home doesn't have to be confusing. Bonnie believes informed buyers make better decisions, which is why she encourages every buyer to meet with a qualified lender early in the process. A mortgage professional can explain available loan programs, estimate monthly payments, answer financing questions, and help you obtain a mortgage pre-approval before you begin your home search.

If you don't already have a lender, Bonnie is happy to introduce you to experienced local mortgage professionals who provide outstanding service throughout the Triangle.

Get Pre-Approval

Before you begin touring homes, obtaining a mortgage pre-approval is one of the smartest steps you can take. During the pre-approval process, your lender reviews your income, assets, debts, and credit history to determine the loan amount you may qualify for.

A pre-approval gives you a clear understanding of your budget, strengthens your negotiating position, and demonstrates to sellers that you're a serious, qualified buyer. It also helps you move quickly when the right home becomes available.

Application & Processing

What happens when a loan goes "live"

Once your offer has been accepted, your lender begins the formal loan approval process. This typically includes verifying financial information, ordering an appraisal, reviewing title work, and completing underwriting requirements before issuing final loan approval.

Throughout this process, Bonnie works closely with your lender, closing attorney, and everyone involved in the transaction to help keep your purchase moving smoothly toward a successful closing.

Closing

Signing and Finalizing the deal

As closing day approaches, your lender will prepare your final loan documents and provide a Closing Disclosure outlining the remaining costs associated with your purchase. Before closing, you'll also arrange homeowners insurance and complete a final walkthrough of the property.

Bonnie coordinates with your lender, closing attorney, and all parties involved to help ensure a smooth closing experience. Her goal is to make the process organized, transparent, and as stress-free as possible so you can move into your new home with confidence.
